From Richmond and throughout the Tri-Cities, the weather in our region does a number on awnings.  Spring pollen, summer humidity, and pop-up storms, are just some of the factors that dirty your shade canopies. 

That combo pushes many owners to search “awning pressure washing,” but the wrong approach can do more harm than good. Here’s the safe way to clean.

Why low PSI matters

Awnings aren’t house siding. Solution-dyed acrylic and vinyl-coated fabrics rely on surface coatings and tight stitching to shed water. Blasting 1,500–3,000 PSI forces water through seams, frays thread, and scours protective finishes. Once those coatings are gone, mildew returns faster and colors fade sooner.

Instead, go with a soft-wash approach:

• ≤80 PSI, wide fan tip, cool water to protect coatings and stitches.
• pH-neutral detergents (no bleach or harsh solvents) to lift pollen, soot, and organic buildup.
• Graphics-safe prep: mask printed or appliquéd logos and hand-detail edges to prevent “ghosting.”
• Selective low-temp steam only on stubborn seam mildew or sap.

Can you DIY?

For light dust or fresh pollen, yes. Rinse on an overcast morning with a garden hose, then let the fabric air-dry fully before retracting. If you see black splotches at stitches, hazy clear vinyl on drop-down curtains, or chalking on powder-coated frames, bring in a pro. 

How often should you clean?

In our climate, plan two professional cleanings per year. High-traffic storefronts benefit from quick mid-season touch-ups to keep logos crisp.
